Security Tokens: a New Asset Class for Real Estate?

Tokens, representing digital assets, are a groundbreaking innovation poised to transform the transfer and ownership of financial instruments. The real estate market, in particular, appears ready to embrace digital fractional ownership through blockchain technology, which significantly reduces barriers to entry and facilitates easier asset diversification.

Using hand-collected data, we analyze the extent to which 'real estate' is embedded in the returns of tokenized real estate assets from a quantitative perspective, and explore how these tokens integrate with other asset classes, such as stocks. Our findings provide insights into the potential of tokens as substitutes or alternatives to traditional investment vehicles.
